This was a phased development to upgrade existing retail, office and residential accommodation of approximately 10,000 sq m.
Although the original buildings were constructed as a single block the structural form of each unit differed dramatically including timber floors on masonry walls, timber floors on steel beams and clinker concrete floors.
The development work included upgrading each building to accommodate the needs of modern retail units at basement ground and first. Load bearing walls were removed in basements, floors were strengthened and upgraded and No 439-441 was rebuilt over basement ground and first behind a retained facade.
Some units were subject to lateral conversions, involving removal of party walls. Each unit was subject to significant temporary works and introduction of new structural steel frames whilst also accommodating the needs of incoming tenants during the work.
All works were subject to Grosvenor estate approval.
